Building Design

Environment>Construction and Development>Building Design

Resort Management is eager to ensure that environmental impact of a development is minimised throughout the entire life-cycle of a project or development, not just during the construction phase.

The environmental impacts caused during construction are generally quite localised and include erosion, vegetation loss, habitat loss, litter and so on. The environmental impacts caused by the use of a completed building are less obvious and generally occur at a wider scale. For example, the consumption of electricity for normal domestic uses such as heating and lighting contributes to the generation of greenhouse gases and the consumption of non-renewable natural resources.

To minimise the environmental impacts caused by the continued ongoing use of a building, a number of concepts need to be incorporated into the design at the outset. Energy efficiency and water conservation are both extremely important design concepts, particularly in the alpine environment. Energy efficient buildings utilize natural light sources, solar radiation, innovative design, effective insulation and other techniques to provide heating and lighting, saving large amounts of energy and money and reducing greenhouse gas emissions. Water conservation is also important and can be incorporated into designs by using appliances with high water conservation ratings. For more information regarding energy and water efficient buildings, go to Sustainable Energy Authority Victoria's website at http://www.sustainability.vic.gov.au.
